Back at the office, coworking space trend rising

In 2023, Dimitrios Topaltzas invested several hundred thousand dollars in a franchise from Venture X, a company that built and operates 50 coworking spaces around the world. Located in the Columbia East submarket in 21,000 square feet that encompasses 90 offices and three conference rooms, the space is “85% leased.”

That number led to Topaltzas buying a second franchise last year from Venture X, of the same size and cost, at 10490 Little Patuxent Parkway in Downtown Columbia. The space in the Harkins building is already 100% full and, given the traction of the hybrid/virtual work-at-home revolution, he’s already contemplating his next move.

Topaltzas said coworking spaces offer “a solution for every budget as companies continue pulling back from leasing large, dedicated office spaces and consider more flexible options.”
